Rack Rates-v-Direct Bookings
If you have made intial contact with us through a third party or third party website where we have to pay a commission, we regret that our discounted rates cannot apply for this booking. Please email us and we will give you the best rate possible. Return visits will, of course , be at our full direct contact discount rates.

Reservations
To Secure your reservation a deposit 25% is required within 7days. Balance required 30 days prior to arrival.
For any cancelations 30 days notice is required for full refund. Refunds for cancelations with less than 30 days notice will be dependant on the dates being re let for full refund.
No fees are charged for cancelations made within 30 days notice.

Specials
All specials must be booked in advance and paid for in full at time of booking and are non-refundable in the event of cancellation unless the room/s can be re-let for entire period.

Christmas and New Year bookings
The balance to be paid by 1st November and is non-refundable and non-transferable unless room/s can be re-let for entire period.

Overseas Bookings
Books made outside of Australia are due in full at time of reservation and are non-refundable/non-transferable unless room/s can be re-let for entire period.

Credit cards
Credit cards attract a surcharge.
Visa/Mastercard 1.5%
Amex/Diners 2.5%

Direct deposits
Direct Deposits no charge.

Cancellations
If guests cancel or cut short their stay and the cottage is relet, then the remaining balance is refunded less all cost of additional cleaning, replacements, re letting, commissions or discounts any breakages or damage cost.

Change of date bookings
Change of date bookings will incur a $25 administration fee.

Babbling Brook facilities
Babbling Brook facilities are for paying guests only. Due to the nature of the creek and waterholes, unfortunately children cannot visit.

Check in time
The check in time is 2pm. If you are arriving later please ring and inform us. We will provide instructions to facilitate your arrival time.

Check out time
Check out time is 10.30am. Late check out may be possible upon request.

Smoking policy
Babbling Brook is a no-smoking indoors property.
Smoking is only permitted on the deck and in the garden.
Extra cleaning charge will apply for laundering curtains, rugs linen etc.

Damage, loss and theft
Guests are responsible for damage, loss or theft.

Pets
No pets allowed.

Children
Sorry but Babbling Brook Retreat cannot cater for children.

Single night stays
Unavailable unless odd night available between bookings.
